Construction is well underway for three new industrial buildings on Stackhouse Road in Newmarket that will become new homes for several businesses.
Owner Birock Investments is developing the buildings on either side of the road, with a singular building of more than 180,000 square feet on the south side and two buildings, each more than 100,000 square feet on the north. The buildings in a town industrial park area are expected to have several different business tenants.
Ward 2 Councillor Victor Woodhouse said on social media they are projected to open by the end of the summer.
“These buildings and the business that occupies them will provide more great opportunities for employment in Newmarket,” Woodhouse said on Facebook.
The buildings located at 1155, 1255 and 1300 Stackhouse Rd. went through a site plan approval process throughout late 2021 and 2022. The buildings will have hundreds of parking spots, with more than 500 slated between the three structures, according to planning documents.
Property management firm Tricap Properties did not respond to a request for comment before publication deadline.
The business tenants have not been announced, but the two north buildings will have several tenants, while the largest southerly building is planned to have only one tenant.
A planning justification letter from MHBC Planning said the proposed project fell within the permitted uses of the business park designation for the area and would achieve town goals of providing employment opportunities.
“Overall, the proposed development is for industrial warehouse buildings with appropriate landscape buffers and parking provisions,” the letter for the north-end project said. “
A traffic study included in the site plan application said there would be about 101 trips generated in the a.m. peak period and 106 in the p.m. period with the additions of the buildings, though added more traffic control would become necessary past 2029 as the industrial area continues to develop.
“The TRICAP Stackhouse Road warehouse development will have a minor impact on the study area road network,” the report from CGH Transportation said.
The area has continued to see development, with another pair of industrial buildings constructed across the street last year. The area will get even more traffic as a shopping complex on the corner of Davis Drive and Harry Walker Parkway South develops in the future.
Regarding the industrial developments, Woodhouse said that “there is currently a real need for this type of building in the GTA.”
