New single-detached homes in Aurora 7th largest in province: MPAC

The median size of a new single-detached house is getting larger. In Aurora, new single-detached builds are the seventh largest in the province.

Newer single-detached houses in Aurora are the seventh largest in the province when it comes to square footage, according to the Municipal Property Assessment Corporation.

The median size of new single-detached homes built in Aurora between 2020 to 2024 was 3,162 square feet, putting Aurora seventh on their list. 

“With the new developments, even the new neighbourhoods that we’ve had here around Aurora, there are so many more bigger homes in Aurora on average, than you see in other municipalities,” said Dylan Silbernagel, a sales representative with Keller Williams Realty Centres.

Silbernagel pointed to developments like Treasure Hills on Bayview Avenue as evidence of the demand for larger-sized homes.

Across the province, King boasted the largest median area for new single-detached homes in the province, with a median size of 4,716 square feet for homes built between 2020 and 2024.

Richmond Hill came in fourth, with a median size of 3,429 square feet.

Conversely, while single-detached homes are getting larger, condo units are getting smaller across the province, according to MPAC. 

The median size of single-detached houses has expanded from 1,317 square feet in the 1970s to 2,383 square feet today. Meanwhile, modern condos have shrunk by 32 per cent, from 965 square feet in the 1970s to just 658 square feet today. 

This is largely due to the rising costs of construction, scarcity seeing land prices spike, and condos being built as investment properties, according to MPAC. The municipal body also noted while the size of condos are going down, more condos are being built than any other form of housing.

Around 41 per cent of new residential builds are condos, according to MPAC, and around 38 per cent are single-detached. 

“While new single-detached houses still make up a significant portion of new builds across Ontario, construction of this residential form has declined, especially in urban areas like the GTA,” Greg Martino, vice-president for MPAC, said in a news release. “This shift reflects evolving market dynamics, affordability challenges and the rise of higher-density urban centres”. 

Meanwhile, semi-detached and townhouses are also larger. Townhouses have grown from 1,220 square feet in the 1970s to 1,640 square feet in the 2020s, a growth of about 35 per cent over five decades, while semi-detached houses have increased by about 43 per cent over the same period.
